Painters in Wayne County

Wayne County holds the oldest housing in the metro. Detroit's brick four-squares and bungalows, Dearborn's pre-war streets, and the post-war ranches of Livonia, Westland, and Taylor each ask for a different preparation standard.

What the work looks like here

Detroit and the older parts of Dearborn were built between roughly 1900 and 1940. That means real plaster, wide painted trim, deep window casings, and exterior wood that has been coated for a century. On houses like these the estimate is mostly preparation: scraping, feathering, spot-priming bare wood, and cutting out failed glazing and caulk. Skipping that stage is why so many exteriors in these neighbourhoods fail again inside three years.

West and south of the city the stock is post-war. Livonia, Westland, Taylor, and Dearborn Heights are ranches, splits, and small colonials with brick or aluminium bodies and painted trim, soffit, fascia, and garage doors. The paintable surface is smaller, so the jobs are shorter, and the failures concentrate on the south and west elevations that take the sun.

Lincoln Park sits close enough to the river that moisture shows up in the prep more often than sun damage does. We check the caulk lines and the bottom courses of siding there before quoting a coat count.
