What drives the cost of a painting job?
Four things, roughly in order: how much preparation the surfaces need, the square footage, the number of colours and finishes, and access: high ceilings, stairwells, and second-storey exteriors all take longer to work safely. Two houses of the same size can differ substantially once the prep is scoped.
How long will my project take?
A single interior room is usually a day or two. A whole-house interior typically runs one to two weeks. Exteriors depend heavily on the weather window and on how much scraping and repair the surfaces need. You get both a start date and a finish date in writing on the estimate.
What paint do you use?
See the products listed on our estimates. We select by surface and exposure rather than defaulting to one line for everything, and we will tell you when a cheaper product is genuinely fine for the surface in question.
What does your preparation actually involve?
Cleaning, repairing, sanding, and priming before any finish coat. Bare and patched areas are primed. Glossy surfaces are dulled. On exteriors, failing paint is scraped back to a sound edge and feathered. We photograph this work, because it is the part you cannot inspect once the finish is on.
Are you licensed and insured?
Yes. Our license number is in the footer of every page, and a certificate of insurance is available on request before work begins.
What does the warranty cover?
The warranty terms are stated on your estimate and cover workmanship. It covers our application, not damage, wear, or substrate failure outside our control. Ask us to walk you through it before you sign.
Do I need to move out while you work?
No. Most of our interior work happens in occupied homes. We sequence room by room, keep walkways clear, and tidy at the end of each day rather than at the end of the job.
When is the right time of year for exterior work?
Whenever temperature and humidity sit inside the range the product specifies, with a dry window either side. That rules out much of the coldest and wettest part of the year. We will not paint over damp substrate to hit a date.
Do you move furniture?
We move and sheet what is reasonable for two people. Very heavy, fragile, or valuable items are better moved by you or by a mover before we arrive, and we will flag those at the estimate.
